Prior Policies
We begin by obtaining and reviewing all prior title insurance policies on the property, establishing a baseline chain of ownership and identifying any previously noted exceptions or exclusions.

Receiving Prior Title Opinions
Our partnering attorneys review any existing title opinions from previous transactions, examining recorded instruments and public records to identify defects, liens, judgments, or encumbrances that must be resolved before closing.

Issuing Commitment
We issue a title insurance commitment through one of our six national underwriter partners — a binding promise to insure title upon satisfaction of all listed requirements, giving all parties confidence before the transaction closes.

Final Title Commitment After Closing
Once the transaction closes and all requirements are met, we issue the final title insurance policy. Your coverage remains in force for as long as you or your heirs hold an interest in the property — lasting peace of mind.
